Local landfill tipping fees, number of truck loads, and the type of waste stream all contribute to the final number.

Moderate impact on priceHow many technicians, how many days, and how complex is the work? A one-bedroom apartment takes a different crew than a 4,000 sq ft home with 30 years of accumulation. We account for total scope in your flat rate — so your crew has time to do it right, not rush.
High impact on priceIndustrial-grade cleaning products, odor remediation agents, HEPA filtration units, biohazard bags, and full PPE gear are part of doing this work safely. Standard cleanup projects use fewer specialty supplies; biohazard or trauma scenes require significantly more. These are included in your flat rate — not billed after the fact.

One might have light clutter with no hazards — another might have structural access issues, pest infestations, and biohazard material throughout. That's why our in-person walkthrough matters so much. It's how we protect you from a quote that doesn't reflect reality.
Excess items in some rooms but pathways are clear. No significant odor. No pest evidence. Access to all rooms. Generally manageable in a single day with a small team.
Clutter present throughout most of the home. Noticeable odor. Appliances may not be fully functional. Some rooms may be partially blocked. Begins to require more labor hours and more haul-away volume.
Clutter floor-to-ceiling in multiple areas. Strong odor throughout. Possible pest activity (rodents or insects). Some rooms inaccessible. This level often requires multiple days and a larger crew.
Significant pest activity (active infestation), animal waste, mold, or biohazard material confirmed. Structural damage possible. Remediation protocols required in addition to cleanout. Specialized PPE and certified techs mandatory.
Uninhabitable conditions. Hazmat-level protocols throughout. Animal carcasses, severe structural compromise, or complete floor-to-ceiling accumulation in all spaces. These are complex multi-day operations requiring our full response team.
