These are the five variables we evaluate on every project — hoarding, trauma, biohazard, or anything else. Understanding them helps you understand your quote.

The presence of biohazards (blood, bodily fluids, sewage), airborne pathogens, mold, chemical contamination, or animal waste significantly increases the cost and complexity of a job. These situations require certified technicians, specialized PPE, and remediation protocols — all of which are factored into your flat rate upfront.

Volume matters, but so does what it is. General materials are priced differently than hazardous material, electronics, appliances, or items requiring special handling. Local landfill tipping fees, number of truck loads, and the type of waste stream all contribute to the final number.

Distance from our nearest team, access challenges (elevator-only buildings, gated properties, rural locations), and logistics for disposing of haul-away materials all affect total cost. Rural projects or locations with difficult access may carry a modest travel adjustment.

Industrial-grade cleaning products, odor remediation agents, HEPA filtration units, biohazard bags, and full PPE gear are part of doing this work safely. Standard cleanup projects use fewer specialty supplies; biohazard or trauma scenes require significantly more. These are included in your flat rate — not billed after the fact.

Hoarding cleanup is also where our flat-rate model matters most. Most companies bill by the hour, which means clients don't know what they'll pay until the job is done. We scope the project in advance so you know the full cost before we start.

We evaluate hoarding projects on a 1–5 severity scale developed by mental health and cleanup professionals. This scale helps us understand scope — but it's always combined with the five pricing factors above to determine your flat rate.

Two 1,500 sq ft homes can be completely different projects. One might have light clutter with no hazards — another might have structural access issues, pest infestations, and biohazard material throughout. That's why our in-person walkthrough matters so much. Correct — we don't do time-and-materials billing. Every project we take on is priced as a flat rate before work begins. That means your crew can take the time needed to do the job properly without you worrying about the clock running. It also means there are no surprises on your final invoice.
What if something unexpected is found during the job?
Our on-site assessment is designed to uncover as much as possible before we quote. If something genuinely unforeseen is discovered mid-project (which is rare), we stop, talk to you about what we found, and discuss options — we don't just continue and add to your bill. Any scope change is discussed and agreed upon before work continues.
Is the assessment really free?
Yes, completely. We don't charge for travel, time, or the walkthrough. You get a full assessment and a flat-rate quote at no cost, with no obligation to move forward. We'd rather spend an hour learning about your project than give you a number that doesn't reflect reality.
Why is it hard to get a ballpark price over the phone?
We understand the desire for a quick number — but a phone estimate for this type of work is usually wrong in one direction or the other. We've seen Level 2 situations that looked like Level 4 inside, and vice versa. Rather than set expectations that we can't stand behind, we'd rather come out, see it ourselves, and give you a number we can commit to.
What factors most commonly drive a higher price?
Environmental hazards (biohazard material, active pest infestations, mold, or chemical contamination) are the biggest driver of cost increases. These situations require specialized equipment, certified technicians, and additional disposal protocols that aren't needed for standard cleanouts. Disposal volume and distance can also add meaningfully to the total.
Do you work with insurance?
Yes, in many cases. Depending on your policy and the nature of the project, some or all of the cost may be covered under homeowner's or renter's insurance. We can provide detailed documentation of scope and services to support your claim. We recommend calling your insurance provider first to understand your coverage before we begin the assessment.
